DOWN SPOUT DRAINAGE SYSTEM
We were approached by a client in Sequim
that was building their own house. We were
contracted to excavate the foundation, install the
foundation drains, down spout drainage system
and backfill and provide a working grade.
This area was extremely rocky, hence the
“Sequim potatoes” comment we kept hearing. The
grade came out well. The installation of the down
spout drainage system was one of our own design
that can be modified based on the square footage
of the corresponding structure that is being used
on.

This project was a single-family home that was
built in 1925.
Over
the
years
the
house
was
used
as
a
rental
as
well
as
other
activities.
The
owner
had
been
told
by
several
Contractors
that
the
house
was
not
salvageable and to demo it and build a new one.
Although
the
house
needed
a
major
overhaul
and
required
some
extensive
repairs,
it
was
discovered
that
the
house
still
had
the
original
ship
lap
walls,
which
explained
the
reasons
that
the
house
was
still
standing.
We
also
discovered
the
original
bead
board
ceiling
in
the
Livingroom,
other
than
a
few
minor
repairs
we
left
the
ceiling
original
and
put
a
coat
of
polyurethane
to
seal
the
wood.
The
rest
of
the
house
was
brought
back
to
life.
The
floors
were
refinished
and
the
kitchen
brought
up
to date.

Chimacum School District Power Upgrades
During
the
summer
of
2018
we
provided
excavation
services
to
Double
D
Electrical
for
the
school
districts
project
to
upgrade
and
improve
the power distribution at the middle school.
Phase
1
of
our
project
was
to
locate
and
uncover
existing
power
lines
feeding
the
school
buildings
transformers.
Once
they
were
uncovered
new
lies
were
run
and
new
power
switching
equipment
was
installed
by
Double
D
Electrical
and
we
returned
to
mark and cover the lines.
Phase
2
was
to
uncover
existing
power
lines
in
order
for
Double
D
Electric
to
install
a
new
power
pull
vault
and
switching
gear
behind
the
middle
school.
After
they
were
finished
we
marked
and
covered
the
lines
and
graded
the
back
of
the
middle
school
so
that
rain
water
would
flow
away
from
the
school
building
and
not
pond
outside
the
classroom doors.
Phase
3
was
to
excavate
a
trench
in
order
to
install
new
power
feed
to
the
septic
system
control
panel.
During
this
portion
we
were
able
to
definitively
locate
the
school’s
water
main
loop
behind
the
school,
it
had
been
modified
during
the
1999
expansion,
but
the
maps
did
not
show
where
the
old
section
was.
PUD
now
has
the
location
on
their
maps as well.
Phase
4
was
to
excavate
and
locate
the
power
lines
feeding
the
tennis
courts
and
the
ball
fields.
The
existing
lines
had
a
break
I
them
buried
below
ground
and
Double
D
was
installing
a
completely
new service line.

Ground Water Controlled Fashionably
Our
Client
came
to
us
with
a
severe
ground
water
problem.
During
the
winter
months
the
ground
water
coming
down
the
hill
was
running
under
their
garage
floor
and
causing
the
floor
to
be
wet.
There
was
also
an
issue with mud ponding behind the house.
After
an
onsite
visit
it
and
considering
the
Clients
desire
to
have
a
terraced
garden
on
that
side
of
the
house.
We
presented
a
plan
which
was
to
incorporate
a
French
drain
system
and
sump
pump
into
the
block
wall
terrace.
This
system
would
collect
and
hold
the
rain
water
as
well
as
the
ground
water.
When
the
level
in
the
holding
tank
reached
a
predetermined
point,
an
electric
sump
would
turn
on
and
pump
the
water
up
and
out
to
a
gravity
drain
system
which
ran
around
the
house.
This
gravity
system
tied
into
the
houses
existing
downspout drainage system.
We
also
added
a
clean
gravel
parking
area
at
the
top
of
the
wall
that
would
allow
ground
water
off
the
street
to
enter
the
same
drainage
system
and
keep
it
from
running
down
the
driveway
and
into the crawl space under the house.

Relaxing in Style
Our
Client
came
to
us
with
a
cedar
deck
that
needed
some
extensive
repairs
due
to
rot.
They
were
not
sure
if
it
was
cost
effective
to
repair
it
or
to
replace
the
entire
deck.
After
a
site
visit
and
inspection,
we
determined
that
the
deck
sub
structure
was
in
solid
shape.
But
the
deck
surface
was beyond salvage.
After
discussing
the
Client’s
desires
and
plans
for
the
house
we
recommended
that
they
not
only
replace
the
deck
surface
and
railings,
but
upgrade
and
create
a
new
living
space
rather
than
just
a
back
deck.
This
would
not
only
increase
the
value
of
the
house
in
the
event
they
decided
to
sell
but
would
also
provide
a
space
where
they
could
entertain or just relax.
After
removing
the
cedar
decking
and
replacing
the
stair
stringers
as
well
as
making
some
minor
repairs
to
the
frame
work.
We
installed
a
Trex
Decking
system
with
aluminum
railings
and
cocktail rails.
As
you
can
see,
the
new
decking
makes
a
tremendous
improvement
to
the
house
as
well
as
creates
a
wonderful
usable
living
space
for
the
Client.

REVITALZE THE ENTRY WAY
This project is part one of a large 2-part
terraced landscaping system.
The first portion involved moving a 5-ton
granite boulder to the site and placing it in the
correct location for the clients future landscaping
plans.
We also graded the driveway and installed 2
new stacking block walls with cap stones on either
side. Then we laid a 4-inch covering of ¾ minus
crushed stone.
This portion of the project not only created a
pleasantly appealing entry way but also diverted
and prevented the storm water running down the
hill from flooring the clients driveway and property.
